135 Bishopsgate

A repositioning project using targeted interventions to change perceptions and open up the lower levels of this building in response to the busy streetscape. Situated over the eastern most platforms of Liverpool Street station, this project involved complex interfaces with Network Rail and TFL. Built during the 1980s to keep people out, we peeled away aspects of the original building to improve access and permeability.

135 Bishopsgate has undergone major refurbishment resulting in a new multi-let building offering occupiers a wide selection of amenities including cafe, restaurants, new end of trip facilities, a club space and a communal roof terrace.

A new planted landscape was introduced to soften the existing harsh environment on Bishopsgate. Internally we embraced the 1980s characterful lightwells and atriums to create some truly special spaces.

At ground and level 1 we agreed an anchor letting to Eataly to secure their London flagship store, a significant letting which has transformed the way the building interacts with the street.  Prior to completion major office pre-lets to TP ICAP and McCann World Group were secured.
