Broadwalk House

A strategic refurbishment and modernisation in the City of London following the lease expiry of a major occupier.  Broadwalk House (400,000 sq ft) sits on the Shoreditch / City boarder. Its location appeals to a fin-tech / tech occupier audience. The brief was therefore shaped to fit this market.

The design included radical upgrades to the dated reception, a retrofit of 145k sq ft of office space, new end of journey facilities, green roof terraces and provision of plug and play space. 

Emphasis was placed on maximising value and lowering embodied carbon through the reuse of building finishes and CAT A components (RAF, Ceilings etc.). 122,000 sq ft was let to Monzo prior to completion with the remaining expansion space of 23,000 sq ft  converted to short term ‘work ready’ space with the majority let to Vorboss, again prior to completion.

The project was delivered whilst in occupation with significant consideration given to the reception design and noise mitigation.
